Kitchen Remodel Cost per Square Foot in 2027: What the Number Really Means
A kitchen remodel runs $116 to $1,028 per square foot depending on kitchen size and finish level. On a 150 square foot kitchen our pricing engine puts a basic remodel at $200 per square foot and luxury at $721 per square foot. The per square foot number drops as kitchens get bigger because fixed costs like plumbing, electrical, and permits stay roughly the same.

What does a kitchen remodel cost per square foot right now?
The range is wide because two things move the number at the same time: kitchen size and finish level. A small galley kitchen around 100 square feet at a basic finish runs $284 per square foot. A large kitchen at 300 square feet drops to $116 per square foot at the same finish. Luxury finishes push the top end past $1,028 per square foot on small kitchens.
Here is what our pricing engine calculates for four common kitchen sizes across three finish levels.
| Kitchen size | Basic $/sqft | Modern $/sqft | Luxury $/sqft | Basic total | Modern total | Luxury total |
|---|---|---|---|---|---|---|
| 100 sqft | $284 | $505 | $1,028 | $28,362 | $50,513 | $102,839 |
| 150 sqft | $200 | $356 | $721 | $29,959 | $53,361 | $108,196 |
| 200 sqft | $158 | $281 | $568 | $31,557 | $56,209 | $113,553 |
| 300 sqft | $116 | $206 | $414 | $34,764 | $61,903 | $124,265 |
Why smaller kitchens cost more per square foot
Look at the total column in the table above. A 100 square foot basic kitchen costs $28,362. A 300 square foot basic kitchen costs $34,764. The total difference is about $6,400, yet the per square foot number falls from $284 to $116. That makes the small kitchen look wildly more expensive on a per foot basis, but the owner is actually paying less overall.
The reason is fixed costs. Every kitchen remodel needs demolition, plumbing, electrical work, gas line connections, and permits. Those costs are nearly the same whether the room is 100 square feet or 300 square feet. On a 100 square foot basic kitchen those fixed items total about $4,700. That is $47 per square foot just for work that does not scale with room size. On a 300 square foot kitchen the same dollar amount spreads over three times the floor area, cutting the per foot impact to roughly a third.
This is the most important thing to understand about per square foot pricing for kitchens. The number is not wrong, but it does not mean what most people think. A high per square foot rate on a small kitchen does not mean you are overpaying. It means you have a small room with the same plumbing and electrical needs as a bigger one.
What each finish level includes
Basic means replacing what is there with new, standard grade materials. Stock cabinets, laminate or butcher block countertops, sheet vinyl or ceramic tile flooring, and a standard appliance allowance. The layout stays the same. No walls move. Paint and trim are included. On a 100 square foot kitchen, basic runs $28,362 total.
Modern is a full step up in materials and scope. Semi custom cabinets with soft close hardware, quartz or granite countertops, engineered hardwood or porcelain tile flooring, stainless steel appliances including a range, refrigerator, and dishwasher, plus a tile backsplash. Most modern projects add under cabinet lighting and a pantry cabinet. Design fees are built into the price. A 150 square foot modern kitchen comes to $53,361.
Luxury means custom everything. Fully custom cabinetry, natural stone or premium quartz countertops, hardwood flooring, professional grade appliances, a wine storage unit, a wall oven, and a complete lighting package. Layout changes and structural work are expected at this level. A 100 square foot luxury kitchen runs $102,839, which is why the per square foot number hits $1,028.
What is pushing kitchen remodel costs higher in 2027?
Building material prices rose 5.5% year over year as of September 2026, the fastest pace since late 2022 2. That increase flows directly into cabinets, countertop slabs, tile, and lumber. When raw material costs go up, the per square foot number goes up with them.
The NAHB projects remodeling activity to remain stable in 2026 and grow slightly in 2027 1. Kitchen and bath remodeling spending specifically is projected to grow by 2.9% in 2026 according to the NKBA 3.
None of this means you should rush into a project or wait indefinitely. If your kitchen needs work, the best time to get a price is when you are ready to make decisions about the space.
Worked example: budgeting a 150 square foot modern kitchen
Say your kitchen is 150 square feet and you want a modern finish. Our pricing engine puts that at $53,361 total, which is $356 per square foot. Here is how to think about that number.
Cabinetry takes the biggest single share of any kitchen remodel budget. Countertops and backsplash come next, then appliances, then flooring. The remaining budget covers trades: plumbing, electrical, drywall, paint, and permits. Materials make up roughly half the project cost. Labor accounts for most of the other half. A contingency reserve covers surprises found during demolition.
If that total is more than your budget, you have two main levers. First, drop the finish level. Basic on the same 150 square foot kitchen costs $29,959 instead of $53,361. Second, keep the modern finish but cut specific upgrades: skip the pantry cabinet, keep your existing flooring if it is in decent shape, or choose a less expensive countertop material.
These are preliminary numbers. A real quote comes after a contractor walks through your kitchen, checks what is behind the walls, and factors in local material and labor rates.
Checklist before you set your kitchen budget
Use this before you call anyone for a quote.
- Measure your kitchen floor in square feet. Multiply the length by the width.
- Pick a finish level: basic, modern, or luxury. Be honest about what you actually want, not what looks best online.
- Look up your size and finish in the table above to get a preliminary range.
- Add extra budget if your home is older. Old wiring or plumbing behind the walls can add work once demolition starts.
- Get at least two quotes from contractors in your area. A per square foot number is a starting point, not a final price. A real quote comes after someone sees the space.
Common questions.
On a 150 square foot kitchen, $200 per square foot puts you at the basic finish level with a total around $29,959. That covers stock cabinets, standard countertops, and a standard appliance package with no layout changes. It is enough for a clean, functional kitchen.
