How much does a small bathroom remodel cost by finish level?

These prices are for a 40 square foot bathroom at national averages. That is roughly a 5 by 8 foot room, which is the most common small bathroom size in homes built before the 1990s. The typical age of a home in the U.S. has increased from 31 years old in 2006 to 41 years old in 2023 3, so most homeowners remodeling a small bath are working with an older layout.

Basic means an acrylic tub surround, builder grade fixtures, and no design plan. Mid range upgrades to porcelain tile walls, a shower niche, better fixtures, and includes a designer. High end adds stone tile, a frameless glass shower door, heated floors, and premium hardware.

Where does the money go in a small bathroom?

The shower and tub area is the single biggest cost in a small bath at every tier. At mid range, the tub surround alone is $1,640 and the bathtub is $808. Add the floor tile at $840, and those three items account for $3,288 of the $18,135 total.

Labor takes the bigger share of the budget at every finish level. At basic, labor is $7,706 out of $12,429. At mid range, labor is $10,280 out of $18,135. The reason is simple: a plumber, electrician, and tile setter all charge the same minimum to show up whether the room is 40 square feet or 80. Fixed trade costs do not shrink with room size.

The table below shows the top line items at mid range for a 40 square foot bathroom.

Why does a small bathroom cost more per square foot?

A 40 square foot bathroom runs $453 per square foot at mid range. A 60 square foot bathroom at the same finish level runs $321 per square foot. The smaller room costs 41% more per square foot.

The reason is that many line items are fixed or nearly fixed regardless of room size. Permits cost $480 and design costs $550 at both 40 and 60 square feet. The toilet only moves from $570 to $586, and the vanity faucet from $371 to $380. These costs get divided over fewer square feet in a smaller room, so the per square foot rate goes up.

This does not mean a small remodel is a bad deal. You still spend less total money. A mid range 40 square foot remodel is $18,135, while a 60 square foot room at the same finish level is $19,246. The larger room only costs $1,111 more because the extra square footage adds only tile, drywall, and paint.

How does size affect the total from 30 to 50 square feet?

Our pricing engine scales by room size in 5 square foot increments. The table below shows how the total changes across the small bathroom range at all three finish levels.

The jump from 30 to 50 square feet adds $790 at basic, $1,095 at mid range, and $1,873 at high end. The increase is gradual because the items that scale with size (tile, drywall, paint, floor prep) are a small fraction of the total.

Tub, shower, or both in a small bathroom?

In the NKBA 2026 Bath Trends Report, space allocation in the primary bath is a top priority according to 89% of designers surveyed 2. That preference matters even more in a small room where every square foot counts.

A standard 5 foot alcove tub takes up more than a third of a 40 square foot room. Replacing it with a walk in shower in the same alcove keeps the drain in roughly the same position, which means less plumbing rework. Our tub to shower conversion guide covers that project in detail.

If anyone in the household uses the tub regularly, or if you have small children, keep it. If the tub is mostly a shelf for shampoo bottles, a shower gives you back usable space and a more open feel.

What should you spend on lighting in a small bathroom?

Lighting is easy to underbudget in a small bath. In our mid range pricing, lighting runs $594 and a shower light adds another $234. Space allocation in the primary bath is a top priority according to 89% of designers surveyed by the NKBA 2, and in a small room that means choosing upgrades that do not take up floor area.

In a 40 square foot room, one recessed ceiling light and a vanity light bar can cover the space. At high end, accent lighting at $432 and a separate shower light at $288 add layers that make the room feel bigger. Good lighting is one of the few upgrades that improves the room without eating floor space.

Questions

Common questions.

A basic 30 square foot remodel runs $12,034 in our pricing data. To spend less, you would need to skip some line items like permits or design, do your own demolition, or choose the smallest possible room. A cosmetic refresh (new paint, fixtures, mirror, and accessories only) can come in well under that, but it is not a full remodel.
