How Much Should You Budget for a Kitchen Remodel
Budget $30,000 for a basic 150 square foot kitchen remodel, $53,000 for modern finishes, or $108,000 for luxury. Add at least 10% on top of the contract price for contingency. The finish level you choose matters more than any percentage of home value rule.

What does a kitchen remodel cost right now?
A 150 square foot kitchen remodel runs $29,959 at a basic finish, $53,361 at modern, and $108,196 at luxury based on our pricing engine. Those totals include materials, labor, and a contingency reserve.
For context, the Houzz 2026 study puts the median kitchen spend at $24,000 across all project types 1. That figure comes from a broad renovation survey that includes cosmetic refreshes alongside full remodels. The Houzz Kitchen Trends Study, which surveys homeowners who renovated their kitchens, reports an overall median of $60,000 2. Our modern finish at $53,361 falls right in that range, while our luxury finish pushes well past it.
| Finish level | Total | Materials | Labor | Contingency |
|---|---|---|---|---|
| Basic | $29,959 | $13,728 | $13,507 | $2,724 |
| Modern | $53,361 | $26,140 | $22,370 | $4,851 |
| Luxury | $108,196 | $61,460 | $36,900 | $9,836 |
Should you set your budget by home value?
The NKBA recommends spending 10% to 25% of your home value on a kitchen 4. That range is wide enough to be more of a sanity check than a spending target. At 10% you are looking at a basic remodel. At 25% you are deep into luxury finishes.
Use the percentage as a ceiling, not a goal. If the kitchen you want costs more than 25% of what your home is worth, that is a signal to either scale back the finish level or accept that you will not recoup the full amount when you sell. If your number falls under 10%, you are most likely doing a cosmetic refresh rather than a full remodel.
A better starting point is to choose the finish level you actually want from the table above, then check whether the total is something you can fund without draining savings or taking on debt that will last longer than the cabinets.
How much contingency should you add?
NARI recommends putting aside at least 10% over the contract price for unexpected costs 3. Old wiring, water damage behind the walls, and subfloor rot are the most common reasons kitchen projects go over budget. None of them show up until demolition starts.
Our pricing engine already builds a contingency line into every estimate. On a basic kitchen that is $2,724. On a modern kitchen it is $4,851. On a luxury kitchen it is $9,836. Whether that built in amount covers everything depends on the age and condition of your home.
If your home was built before 1980, plan for more. Older homes are more likely to need updated plumbing, rewired circuits, or structural fixes once the walls open up. Adding another 10% to the full project cost gives you a realistic safety margin. On a $53,361 modern kitchen, that extra 10% is $5,336, bringing your total planning budget to roughly $58,700.
What each finish level gets you
Basic means stock cabinets, laminate countertops, a standard appliance allowance, and sheet or ceramic tile flooring. The layout stays the same and no walls move. You get new paint, trim, and a standard sink and faucet. This is the right level when the kitchen functions fine but looks dated.
Modern is a meaningful step up. Semi custom cabinets with soft close hardware. Quartz or granite countertops with a tile backsplash. Individual appliances priced separately: a refrigerator ($2,380), range ($1,650), dishwasher ($1,070), and range hood ($830). A pantry cabinet ($2,150) and under cabinet lighting ($770) are standard at this tier. Design fees are part of the total.
Luxury means custom cabinetry, stone or premium quartz countertops, professional grade appliances, and a full lighting package. Extras include a pot filler ($800), water filtration ($1,270), wine storage ($3,080), glass cabinet inserts ($1,550), and interior cabinet lighting ($1,070). Layout changes and structural work are expected at this level.
What pushes a kitchen remodel over budget?
Three things cause most overruns. Layout changes are the biggest. Moving the sink, range, or refrigerator to a different wall means rerouting plumbing, gas lines, or electrical circuits. That adds real cost and is rarely reflected in the original estimate because the scope changes after the contract is signed.
The second is discovery work. Once the walls are open, a contractor may find outdated wiring, moisture damage, or framing that does not meet code. This is exactly what your contingency reserve is for.
The third is owner upgrades during the project. Seeing new cabinets going in sometimes makes the original countertop or appliance choice feel wrong. Each change order after work begins adds cost and extends the timeline. Make your material selections before demolition day and stick with them.
Worked example: budgeting a modern kitchen remodel
Here is the full thought process for budgeting a 150 square foot modern kitchen.
Start with the baseline from our pricing engine: $53,361 total. That breaks down to $26,140 in materials, $22,370 in labor, and $4,851 in contingency. If your home is in good condition and you are comfortable with the built in contingency, $53,361 is the number to plan around.
Now adjust for your situation. Is the house more than 40 years old? Add 10% ($5,336) for hidden problems behind the walls, bringing your planning number to roughly $58,700. Are you keeping your existing appliances? Subtract about $6,430 for the refrigerator, range, dishwasher, range hood, and microwave at modern pricing. That drops a newer home with existing appliances back to about $47,000.
Check the result against your home value. If $53,000 comes in under 25% of what your home is worth, you are in a reasonable range by NKBA guidelines 4. If it is higher, decide whether you plan to stay long enough for the kitchen to pay you back in daily use rather than resale value.
These numbers are preliminary. A real quote comes after a contractor walks through the space and sees what is behind the walls.
